I came across this article and thought members that buy land.
And dont see it often might want to read this.

Adverse Possession and Easement By Prescription

I'm not a Pennsylvanian lawyer, but I play one on the internet.

I’ll start off by saying, “21 years is an awfully long time to neglect this!”

Not too certain that the article actually explained the process very well.

Squaters receiving letters about trespass and cease and desist orders often use those very same documents to meet the hostility requirement to prove their claim of adverse possession.

Might be better to simply start charging rent - often used to defuse the claims of adverse possession.

I would venture to guess the couple in the article did not have the best legal advice.

article is correct. When I put in new fencing, I made sure it was no more then 3 inches in and I maintain the area on both sides of my fence. Taking land on the property line by the act of maintaining the property is a common practice. Sorry to say it happens.

Squatters is always a big worry

Living in the UK and with land in the Caribbean it's not easy - so I reatined a local person to look after the land and keep an eye on it for me, it does cost me some money but I think it's work paying as I certainly don't want anyone to think they could just take what's not theirs - over the years this has worked out nicely as the local guy is someone not to be messed with and everyone knows not to mess with him which is all to my benefit, I have built a nice relationship with him and his family and the arrangement is working well, I have much to be grateful to him for, my land is the only thing I have that is truly mine bought and paid for - If at all possible I think it is worth asking a neighbour and coming to some arrangement with them so that there is someone there looking after your land if you can't be - the alternative isn't worth thinking about!
