40 acres.
Near a quiet lake.
Two sides border state land.
Haven't seen this piece of land but it is supposed to be very nice.
This one is in Washington State.
Not mine, was just told about it. Not yet on the market.
$80,000. That's a lot of money, but it is a good price.

I don't think that

there will be any online pages, since it is not listed (yet). I bought mine from a "pocket listing" that I expect this may be the same deal... the seller pays less commission, since the agent doesn't have to pay MLS fees. And generally the buyer pays less b/c there is not a lot of city money looking at the property.

Also, there is generally a bit of room to negotiate. You might offer 65 and see what happens (if you like it, etc, of course).

Here are the Google Earth coordinates:

Here's the bad news; it is in Washington State. Not too
far from Idaho. Of our three most Northern states,
Washington would be my last choice. Montana is a
soverign state, and Governor Otter said; "This is Idaho,
we don't do things like they do in Washington". So, if
you don't mind Washington State, it's near Black Lake.
This parcel isn't too far from some nice pieces of land in
the panhandle, but for some reason this one is still at a
reasonable price, while the Idaho land has skyrocketed.
